River Ranch---Is it worth it?

Hey.....
I'll be heading out to River Ranch this weekend possably to go weeling. I've seen a few pictures of the trails and they look awsome so I can't wait. But I have a question about land usage and purchasing.
I see that .31 Acres is only $1100-1600. I'd like to try and purchase some land out there for investment and trailing purposes. I'm not a member of the RRPOA(whats that?). How much does this member ship costs and why is it needed?
Also, what other things are required to buy use the land out there? Bringing guests? How strict are they? I would defanatley use it all the time.
And whats up witht he surveying your land? Am I just buying a deed for .31 Acres but no specified land?
Someone fill me in on the details! I went to MJlands.com but I'm kindof questioning wehter it's a worthy investment.

DEFINITELY WORTH IT!
Simply consider the fact that the state keeps taking away land, add that to the fact that even though it's recreational land, the value is only going to keep going up as there is less and less recreational land.
Plus, when it's the dry season...you can ride ALL DAY without passing the same spot twice if you wanted to.
Do you ride a UTE or a Sport? It's gonna be wet out there this weekend. If you have a UTE, you'll love it.

Unclerico is right, soon after the area of S. Golden Gate Estates in Collier County AKA ( Badluck / Blocks ) was off limits to OHV, lots of outdoor enthusiast rushed to buy deeds in River Ranch. With the limited amount of land we have to ride on, prices for deeds will keep going up. Recreational land values are different than residential or commercial.
If you enjoy the outdoors, this is the place for you. People there are very friendly and the place is mostly family oriented. Is it worth it you ask ? Damn right it is !

That's a small price to pay for unlimited riding. The true investment is the having a little fun in your life. You state in your question "investment", don't go into this thinking that you are going to buy land at RR and someday it is going to be developed and you going to make a bunch of money, because fortunately that day will not come.
But like everyone else is saying, if you want to ensure you want a place to ride, then you need to buy into something like River Ranch. When you stop and think, how much did you pay for your atv's? How much do you pay in gas to ride? (getting there and riding) Then this doesn't even come close.
We went up to our property in SE and took our motorhome, $280.00 worth gas, and then had to stop on the way back for more gas, another $100.00. Now lets talk, gas for the atv's, food, drinks and oh yea, lets not forget the beer. Yea, we spent some money, but you know what, we HAD A BLAST. My 7 year old son rode all day and he will remember days like that for the rest of his life. And we paid a LOT more for our property than what you are paying. But every dime is worth it.
Can't wait to go again.....
There is already so many places we can't ride, SO GO FOR IT - GIT-R-DONE AND HAVE A BLAST.

Are you going by yourself?? or with a RR landowner? You just can't show up and expect to go riding

I'm familiar with the basic rules about guest and whatnot. I'd be going with a guy who owns a small parcel out there.
When I said investment, I didn't mean I wanted to sell it to developers later on down the road. I'd never sell a piece of land to a developer! I meant exactly what ya'll are talking about. You said the price of the deeds are only going to get more and more expensive as time goes on. I plan to hold onto this small piece of land for a long time but when the time finally comes to sell it it would be nice to make a little profit, ya know? But thats besides the point, I'm buying this to have fun!
I'll look into it more this weekend while I'm there and see what the specifics are. But thanks for all the info guys! Alot of help! Keep it comming!

When you go with friend who has property there.... he has to buy a guest pass $100 to get you
in with him ............ so will cost him cash for you to ride with him you need to know that up front so
that it will not be a surprise

People need to do their research before they buy! The county auction property off every month that falls within the rrpoa controlled area. Most 1.25 acres are appraised at 688.00 And the bidding starts at that and goes up. You need to check for any leans and back taxes all this info is available on polk web site, also 10000 acres is great but 43000 is 4 times as nice .

I went to the last Polk County Property Auction and the River Ranch Lots start out low, but they all seem to go for over 5 grand. Sometimes I wonder if the people bidding on the lots even know that they can't be built on.
As for the original question "IS IT WORTH IT".
I can't see how it's not worth it to lock up 1.25 acres for about 5 grand. Especially if you're hooked up with 3 other people to split it with.
They're just not making any more land for some crazy reason. And the land that they did make, they keep taking it away from ATV enthusiasts. THOSE BASTIDS!

Well if you were to sell a 1/4 interests say @ 1500 you would make a 1000 for bidding.
You will be surprised at how many people that have parcels and live up north that want to recoup some of their losses do the research the internet is a wonderful thing. Also
