For anyone wanting to buy into River Ranch cheap !

He said to go to the Polk County tax office and ask about the unpaid tax auctions. You can go to these auctions and bid on a full deed starting at $500. From what he says this is how mjlands gets their deeds cheap to break up and resell.

Full deeds (he says) go for around $900 to $1,300. He says he has inside info and mjlands usually pays only up to $1,000 for them.

Also, he said that someone here actually went to the Polk Country office and got a list of land owners at River Ranch that live out of the area. The thought is that they might never use it and be tired of paying for it and want to get rid of it. You send them all letters (just make copies of one and add names) offering to buy it. He says this person actually got multiple offers to sell them, and actually bought 2 deeds cheap. All you need is one person wanting to sell. They might have been left the property, or moved out of state since buying. It won't cost much , just some stamps and a little time to write a letter.

No longer do you need a land broker to sell you high priced 1/4 deeds, or a current member willing to sell you a part of theirs. Now bidding on ebay hoping for a quarter deed. Now you can buy in cheap and be able to set up your own camp!
All the stories about needing to know people to get in is just that.stories.

Do your homework and it'll save you thousands on a full deed! take in your quad and ride til your heart is content!

I hope you guys get a great deal on a deed. I have been there and it's a cool place for utes and trucks. Nice nature scenery also. If I decide to get a big truck or to switch gears and ride that type of terrain I'll be buying in also.

His post had nothing to do with helping out the greater cause of gaining access for 4 wheelers. It was meant to be a jab at anyone that owns property at River Ranch that maybe thinks that enough is enough with the publicity. It was just to stir the pot and you know it.

I am who I am and I don't try to hide it or change it depending on who I'm talking to. Wow! I'm amazed that with just 3 posts you can already read my mind and tell me what my intentions were when I made a post. I simply wanted to make sure that those that would like to buy into river ranch can do so at a good price. that's why someone told me about it. Want to get mad ? blame him.  
It's just like people promoting parts places that give discounts.
And publicity ? Last time I checked Castro wan't in charge here. This is still America and we are allowed to talk about things as we wish here. river ranch is open to anyone that buys in or is accompanied by a member. And a few that want it not talked about have no rights to tell others not to post about it for any reason.
It's my hope that people that can't afford, or just don't want to pay $3,000 - $4,500 for a full deed will read this and buy in at a lower price if they so choose. If they then choose to bring in anyone or tell everyone, that's their perogative and right under the Constitution of the United States of America. Love it or leave it.

I know many people here think that they should only let in members that help out others, well here I am helping. with people saving money when they buy into rr they can put money into saving more lands for us to ride. I know some even keep a tally about how many they help and offer to recant it when speaking to those they feel haven't contributed. Here is my contribution. If I help even just a few save $1,000 each I'll be very happy. then that's a few thousand that can be directed toward preserving public riding land.

I was going to stay out of this drama but enough is enough. First it makes me sick that we have people like Dreth and Rick and many others from both of these web sites working many hours and spending alot of their own money, for what, to work towards getting more riding areas. They do all this and then get to come back to both web sites and see all this childish 3rd grade crap. And not only are they seeing it but so are alot of other folks like state officials,  the same folks the association is going to be going to and arguing about land. we are putting up such a united front and professional image they will just open doors for us. Don't think they don't watch these web sites, when I along with Dreth were working to get an ATV Park in St. Lucie Co. The environmental folks at the county went right to a web site and obtained pictures of illegal riding right in the county. Look at some of the pictures that have been posted on both sites and look at it from the angle of where it is. There have been pictures posted on both sites that can be utilized. I wish we would all sit back take a breath and look at the big picture. If the folks invovled with this drama, (both sides) had put as much energy into something positive, think what could have been done.


You know what there are folks on here I might not like. I am not going to get into a childish banter with them in an open forum. Call them on the phone or ignore them, I don' think they live in your house. But we all have one common purpose, we need places to ride.

And if anyone is interested the tax deed sales are no big surprise they have been going on for years. But now there is competition. Also M&J Lands is not the only people marketing the property, there are a couple of more. River Ranch owners and Suburban Estates owners are protective of their areas. There is alot of information about both places if you are interested in buying at either place, just remember they both have their own rules etc.

We need to be untied in our efforts to gain riding areas. We do not need to give any ammunition to the other side. We can also agree to disagree but not have to carry it to the extreme that it is.

You make great points about uniting and working for more legal riding places and keeping current ones open. However, stopping the powers that be from fighting won't be as easy as pretending there's no riding at rr.
I understand and agree with not posting illegal riding pics from rr, in fact I am against posting illegal riding pics period. but if they don't get pics from rr posts, they'll use them from kids on the street, or where ever they want.
I say use their weapon against them. instead of acting like there's no riding at rr, post tons of pics of LEGAL riding. Then when they complain use rr as an example of how people ride legally and enjoy themselves and petition for more places like it.

I never said there is no riding at River Ranch or Suburban Estates. I also mentioned illegal pictures here in St. Lucie County not River Ranch, but illegal riding pictures from wherever are bad just as is all this drama from not just this thread but the others.  How could I say there is no riding at River Ranch when there are 3 other web sites that talk about it in the open. The misconception comes in when people think that is it's primary purpose and it's not. ATV riding is part of it.  The other problem comes in when non-members get misinformation and don't know the rules from either River Ranch or Surburban Estates.

I agree. I wasn't putting words in your mouth, sorry for any confusion. All I meant was that RR could be used as a model for appropriate land use for atv riding. I understand that atv riding is not the sole purpose for RR, and that's part of the reason I don't own there yet. But instituting a don't talk or post about it policy is not necessary or effective in my personal opinion. I believe more info should be made available to clear up any questions, and let people know that RR is more for hunting, camping, etc than for atv riding. And it should be made clear that it is more for ute riding when atv's are used there as it's not really condusive to fast sport style riding.
Again this thread was not intended for drama, it was intended to save other members here money while investing in RR.

I got this info just last week for your buddy Big Daddy. Ricky and I talked at least 3 times a week for quite some time now. I asked him about buying in as my friend wants in, and the info posted here is what he told me to do.
However, look at this thread. It is informative. you see it as bad since some don't want RR talked about, but I did nothing wrong by posting good infor to get a deal when buying in. Many have since attacked me here and called me names and bashed me and then called me a hypocrite. I ask you to re-read this thread. Did I make an attack ? Since nobody ever actually answered any questions, you don't actually get the deed at the tax auctions.  You get a tax certificate which gives you foreclosure rights.  The property owner still can pay the taxes and you won't have anything more than a few dollars in interest.  It's only after a period of time (usually 6 months but sometimes longer) and some paperwork that you can seize the property.  By the time it's over with, you are usually a year down the road.  I investigated the technique when I was looking at SE property.  I spoke to the Osceola Clerk of the Courts office extensively about tax certificates and they said only about 1 in 100 actually go to foreclosure.  So, when you figure the time to attend all the auctions, the odds of getting the winning bid on the tax certificates you want (yes, there will be other people there, usually with deeper pockets, trying to do the same thing you are) and the time spent, you may as well just buy the lot and start enjoying it.

There are actually 2 auctions. one for the certificates and one for a tax deed.
Do your homework.
Property owners are required to pay property taxes on an annual basis to the County Tax Collector. If the owner neglects to pay his/her property taxes by the end of May following the taxable year, a "Tax Certificate" is sold by the Tax Collector. A tax certificate is held for a minimum of two years and a maximum of seven years. At any time between the second and seventh year, the certificateholder may request the sale of the property to satisfy the certificate. The property is placed up for bid and auctioned. If you buy a certificate and the land owner pays the taxes you get a percentage of the amount and then give the certificate back.

Wilburz is right. In polk county you have to wait for atleast 2 years to file for a tax deed off of a tax certificate. They do have Tax Deed sales that actually sales and you get an actual deed once you win the auction.

Excuse the f**k out of me!  I wasn't giving a lesson, merely stating what I recalled from a conversation I had with the Clerk's office 2 years ago.  What you said is not much different from what I said except I didn't recall the time frame properly.  The tax certificate holder still controls when the property goes to foreclosure.  I said nothing about how the foreclosure takes place.  The fact still remains, unless you're willing to wait 2 years with a tax certificate or go down and get into a bidding war at a tax sale, just buy the property and start enjoying now.  If you've got time to spend at the courthouse, good for you.  You might get a deal.  Even if you do get a tax deed to the property, it still might not be a free and clear, marketable deed.  You could pay for a piece of property you still won't be able to call your own.

Glad to see that you want to "help" people, but I just wanted to touch base on a few of the assumptions you have made about M & J Lands and RR in general:

Absolutely incorrect. We have on accasion purchased tax deed lots, but less than 5% of our purchases are made through tax deed sales. Tax deed sales are not the best piece of property to buy. You have to be aware of possible liens, reversals of purchase, be aware of the size of the lot you are bidding on, ect..So we shy away, although we have bought from them in the past. We prefer nice CLEAN deeds, free on a bunch of incorrect transfers. By the way, 1.25 acre lots CAN NOT be purchased for $900-$1000 anymore. I have seen them go as high as $4500, just depends on how many eBayers and other interested buyers show up and believe me there is ALWAYS interested buyers. It is not quite the piece of cake you make it out to be. Lets not go into the mistakes made by individuals who think they know how to add A PERSON, or transfer a deed only to find out from the county that it was incorrectly done. Just like you can go to Autozone and buy a new AC unit for your car and do some research and install the item yourself or you could just get a qualified mechanic to fix it, with a warranty, only in this case you are dealing with REAL ESTATE WITH A WARRANTY.

I have not read, nor heard, that you need to know someone to get into River Ranch. I believe people may have said know who you are buying from....as it used to be easy to be taken advantage of.

One more thing: Should someone decide to purchase from a tax deed, or from any other seller for that matter PLEASE ALLOW THE RRPOA TO ISSUE A CONSERVATION EASEMENT TO THE PROPERTY. This does not take from ownership of the lot in anyway, shape or form. It simply gives the RRPOA the oppurtunity to help feed the animals and maintain roads for EMS. If you want to know the absolute cheapest way to get RR land I will tell you......

Go onto the Polk Property Appraisers Website, www.polkpa.org and learn how to use it inside and out. Once you know how to search for property just in the RR area, find owners who bought it back in the 70's. Just about everyone that bought it back then lives up north. They bought it as investment and forgot about it. Find their name and address and send them a letter offering tax value for the property $630-800 or around $1000. Some of them will accept and sell it to you. You may even be able to use white pages and call the people if you know how to find them. I will say that 90% of the people that still own it are either (a) dead or (b) have their children handle it and the children aren't stupid and will research what its going rate is before selling.

This sounds logical.  I have been reading a lot on land sales from the 60-70s period, did you know that many of the people who were duped in these land schemes were offered switchouts for double the land on other properties the company sold?

   My ex brother in laws, 3rd cousin knew a guy that had an old room mate that had some land out there but he sold it to a wana- be lawer that was disbared for being drunk and offensive that post here.

I was thinking of eminent domain as the way they take soem of your land for public use as in some of your yard for streets. I wonder if they could do that with such a large parcel of land under the same guise. It takes a while to cross all the T's & dot all the I's. If disney is in fact interested in it, you wont know for sure until they have put all the opposition in their pockets & the little people like the "deed" owners will just get what the land is worth.
In that case, the latest "deed" buyers will be getting screwed hard because the only actual land left out there is in swamps or marshes.

The value of the land out there is between $600-$1000 per acre. They wont pay you for your structures you build because they are considered unpermitted structures therefore they are technically illegal.
This would be the most lodgical reason the state would take over is because of the possibly millions of dollars they have lost in non permitted construction & septic systems.
The treehuggers would be all over the septic sytems in a barrel out there.

Amazing how you people blame Cain for your actions. He was a moderator when DS owned the site and I recommended him to Paul this time because he did a good job. I did try that web-site out, and at first it was a blast.  But it didn't take long for the drama to start.  Then the drama followed me over here, when I tried to laugh it off and make light of it, the drama just continued. Which caused me just to hang low for a while, but the stuff just get thicker & thicker.  Cain I don't even know you, not even involved when the site was previously up, but on more than one occassion, you want start crap w/my post.  I don't know why that is, and I really don't care anymore. Now there is a post over there about the Fla Mudriders, enough is enough.  We used to be able to come on this site and yea kid around, but not with all this drama, and b/s that goes on anymore.  It's so ironic, I got blasted once on the other site for making a reference to this site.  But you can come in here & discuss the other site all you want, heck you even have it on your signature.  You ask me that's pretty one-sided don't you think.

But see I am not going to go back and forth with you, cause I know you ain't going to get it.  But all I can say, if so many people feel the way they do, perhaps you too should take a long hard look on how you come across to people.  I don't know perhaps it ain't intentional, but it sure seems that way.

The you people comment was for some of the people that has posted in here that were bashing other members on this site and that site, just as they are bashing on Cain now, and they know who they are. He came here to post what he thought was good information on how to get a good deal at RR and he ends up getting bashed over it and his thread gets trumped with drama just to cover up the good information. If I was him I would delete this whole thread and start it again just to see how long it takes for you all to cover that one up with drama. Seems the people that own land out there don't want people that ride to get a good deal on property out there. Just because you may have paid to much don't mean everyone should.

BS. That site went down the toilet when Cain got all pissy because the same games he was playing with people for years turned on him. How many gay jokes and doctor pictures did he post about others but when everyone else got the upper hand on him he shut it down and cried foul. How the hell is that being a non-biased moderator? That site completely died before the whole suing thing came about. For months it was dead...why? Because anyone that read the threads knew what was going on and didn't like the fact that Cain was upset he wasn't getting the upper hand and anyone speaking out against it had their thread deleted. I've been moderating automotive sites for years and I've seen some really bad and really good moderators come and go and Cain has to be one of the worst I've yet to see.

Well you obviusly only know part of the story. I was moderating that site mostly by myself and it was getting a little out of hand so I asked DS to get me some help moderating and he enlisted Swamprat to help.When Cains group came over DS opened up the shortbus section and let Cain moderate it. If you were in the shortbus then what would you expect of that section. I'd say when I seen shortbus section then that group must be a little off course to be there. Now I ask, did you go to that section. Besides the site was doing well until all the bashing started and then Swamprat had posted someones ISP address in public (on accident,not knowing) and then somehow the ISP addresses of some members were beside their screen name and one of the members threatened to sue DS over it. The lawsuit was the last straw, so he shut down the site.

Art, I remember when you made that post but all the crap started when everyone started bashing Brett and had pictures posted of the Brett Free Zone. Qt and Muddfreak made several post and they were bashed also. A lot of times me and Qt may have not seen eye to eye but I moderated those posts myself and deleted pics myself and it only got worse. I always tried to be fair with everyone and the rules were no bashing so I had to delete some posts that were made by people that I liked to ride with. It pissed them off and now I just choose not to ride with them anymore. At that same time I recieved a long Pm from one of those members and this was in that PM. "Yunt if he had shown up it would not have been pretty. WE ALL CARRY GUNS!!!!". Then the site gets threatened with a lawsuit. Thats time to shut the site down and not worry anymore.

I know the whole story. Everything was fine even after the shortbus came to the site. But when some of the ute riders started fighting fire with fire against the sport guys mainly Cain it turned into a joke. Yes I read that section I saw what was going on and it didn't take a brain surgeon to figure out the deal. I was there when the threat of law suits came about and the site still kept on going for a while but by then it was pointless because the majority of the sites members were more or less run off by Cain because he wanted the last word. Honestly though it was a good thing because it's brought together a great group of people that post daily without any drama other than laughing about the drama he continues to create on sites like this.

I never said you were right or wrong. The rules of the forum was no bashing and when it came to that, I deleted the threads and it pissed people off. I guess since some people cannot have rules to abide by it best they make their own site and stay away from the ones who has rules. Why go to other sites if you cannot get along with the owners or moderators or cannot abide by the sites rules.
