There's about to be 60 plots available at river ranch for those of you who are looking for a place to ride in the center of the state.

On June 3rd at 1 pm...River Ranch is offering 60 seperate 1.25 ACRE parcels for sale via a lottery system.


The Bad News....it's only available to RRPOA members.

The Good News is....there should be an influx of parcels for sale during June from members who want to flip the lots. In fact, an enterprising person might put up a PROPERTY WANTED sign with a phone number on it at the front gate bulletin board.


So if you're looking for RR property to ride on, you can probably pick one up for less than 5 grand...(I've seen them on EBAY for as high as 6 grand).  Simple economics would dictate that it's about to be a BUYERS MARKET.


You can put up to 4 people on the deed, so split it 4 ways...it's not that expensive.


I ride out there, and have property...I believe it's the best trail riding in FL hands down. It's the only trails I've ridden in Florida that are Whoop free.


But don't be fooled by dreams of ever building out there...as of now, it's strictly for recreational use, and it's highly unlikely that you'll be able to ever build out there.  But it's great for camping, and riding and you have access to over 30,000 acres for as long as you own it. I think it's important for you to know what you're getting. (You can schedule a tour of the property if you are a perspective buyer at the front gate)


I hope some of you will purchase property out there so that the voices of ATV enthusiasts will be heard as equals to the people who strictly hunt and camp out there and look on ATV'ers as "destructionists of land and property".

ive been monitoring rr for  a while now on ebay. i see 2.5 acres sell for about 5,500.00

but like you said it may become a buyers market although i doubt it. theres alot more
people wanting in then out.

one day i'll own a peace of heaven.  ;D

FWIW: RRPOA is retaining a "conservation easement" on the properties being sold.  That may have a marked effect on the value of the plots in the future.

 The club purchased the property, with the intent of returning it to member ownership. The property was not available to members as a single 1.25 acre parcel, only as a bulk purchase of the seller, the club purchased the property, paid for title search, and then filed a conservation easement, first right of refusal, and paid this years taxes.

This means you can't just flip it. RRPOA has first right of refusal.

We have been really thinking about purchasing a lot at River Ranch, currently we stay with friends @ the Prarie, but been seriously thinking about River Ranch.  It just seems so confusing.  I have heard some great things about this place, but I have also heard can be a pain when it comes to purchasing a lot.  Here are some of the things that concern me.
*If we purchase a lot, do you get to choose the lot or can they put you where ever they want to?
*We have a 30ft Motorhome, been told would never make it out there?

Again, this is just from what others have told me.  We are planning a trip up there early this summer, friends of ours has a camp out there, but they really don't go there anymore.  But would like to see for ourselves, instead of just buying site on seen. 

We just really love to 4-wheel & camp, and River Ranch just seems like the perfect place for us.  If you could provide any additional information would be great....

     If you get a camp out by the bombing range its doubtful you would make it out there, but they have a nice KIA Camp area for members near the play pen which you should be able to make it to.  It's right off of the main grade from what I've been told.

This was my experience...

3 friends and myself bought a parcel from an RRPOA member.  Although we know where our 1.25 acres is approximately, we would have to hire a surveyor to go out there and mark it out exactly.   But, since we won't be able to build on it, and we (as well as other members) agree to let each other cross over our property, it wouldn't make much sense for us to do that.

There is a designated area for camp site lots.  This sector, which is a small percentage of the overall property, is towards the front of the property.  The hunt area is divided from the camp area, and you can not pick a camp site/lot in the hunt area. Once you pick out a camp site, it's marked and registered. Then you can set up your trailer/camp site the way you want. (Check the rules as to exactly what is acceptable at RRPOA website.

It's pretty much that simple.

I think it's important to know that the property is for recreational purposes, and won't to the best of my knowledge be used to build on.

I highly reccomend it if you like to ride, camp, hunt, fish, or just commune with nature.

I'm extremely happy with our purchase, and everyone I've met out there seems to be very friendly.

If it was a HUNTING CAMP, wouldn't it be called RRHC? Instead of RRPOA? 

I don't see the word HUNTING CAMP on the website.

Maybe YOU just want it to be a HUNTING CAMP.

Can't it be both a private recreational area for the members AND a hunting camp?

River Ranch has ALWAYS been and always will be a HUNTING camp that has allowed the use of ATV's.  If we arfe not careful they can say no more ATV's and then we are SOL.  If you have any more questions please contact your District Rep that is if your an owner.

I think calling it a "hunting camp" is Pre-9-11 thinking.   ;D

I have no doubt that they're all about the hunting at RR, but I think to say it has always been a hunting camp and always will be a hunting camp is a bit close minded.

But, hey, what do I know, I'm just a property owner who likes to ride out there.

If you're going to be there this weekend let me know, we can get together and drink some cold ones and debate the finer points of hunting camp vs. recreational property.

With all due respect if it is a question of who was there first then River Ranch belongs to the Seminole Indians and they have preference over both ATVers and hunters.  Or you can also say RR belongs to the folks who originally purchased lots from GAC because they also predate hunters and atvers.

If someone wants to purchase a parcel of land @ RR to sit in a lawn chair naked, drink iced tea,  and listen to the birds he/she  would have as much say and as much right as anyone else.  All that land is privately owned and you can't tell people what they can or cannot do with their land.  This is America folks.  Times change and people need to expect change, go along with it,respect each other's views and each other's rights, and coexist.
 
What's kind of funny is many Floridians consider us atvers and hunters all just a bunch of crazy rednecks running around the woods splashing through mudholes in camo utfits so we may have more in common than we know.  (Except for maybe the naked guy in the lawn chair)

I'm 1/64 Seminole Indian.

So, I'm debating on putting up a Casino on my 1.25 acres. 

Plus, my medicine man say he likes ATV'ers better than the white man hunter.

All kiding aside...I think River Ranch owners "for the most part" are pretty tolerant of each other, be it ATVers or Hunters.

But I agree with what you said, the Indians were there first, then the developers...then the suckers who bought the property...then us.

So, can't we all just get along?

I was there this weekend and bought a 1.25 part. They have lots of room to ride, I was there with my son and had a great time.

They can be had for a lot less then 5000 ;)

You know, what you could do is go down the road to one of the other legal platted access/easements into the RR property and set up a gate. Next, set up your own River Ranch ATV Riders Association (RRARA). Then, you could erect a shed and charge admission and require everyone to join your "Association". Also, for anyone that actually buys a tax deed to property somewhere in the property you lay claim to, "allow" them to build a camp on a certain section of property that you arbitrarily determine to be the subject area.

You would make a ton of money and chances are you could get away with not providing real good accounting to anyone having an interest in the "Association". Finally, you can make a ton more money by charging "members" lots of dollars to bring "guests" with them to the property. If anyone tries to get in that is not a "member" or who cannot show you what you consider to be adequate proof of ownership (never mind the fact that you have no legal right or claim to the property), you can threaten them and shoo them away. After all, it is "your property" because you put the gate up, formed the "Association" and designated the "camp area".

Sounds like a plan to me. Who's with me?

Funny hats are a requirement to enter the gate. We can hire a "funny hat compliance specialist" to monitor the consistency and quality of the funny hats. Also, I say we ban all wearing of tight shorts/pants/bikinis and half shirts by fat women and men. Also, trucks/cars/atv's/orv's plastered in any way with any stupid catch phrase from any song (country or otherwise) are strictly prohibited. [Some things are just gay]

Yeah, they need to really come up with something original like "Git 'Er Done" for there slogan/catch phrase. I don't think that one's been used enough at River Ranch.


Hey Gary, I'll meet up with you and drink some lies, and tell some beers on the 10th.

If I didn't have company in town that weekend I'd be interested in watching this whole new association unfold.  Sounds like a fun group.  Wish I could be there drinking some lies and telling some beer w/ y'all.  I'll have to try again on the 4th of July.  Gary will you still be manning the gate that weekend?

OK, here's what we need....50 lbs of bird seed, 10 rolls of duct tape, one box of diet lime flavored instant jello, , a respirator, 1 paper clip (new in the box), a 1943 Eisenhower dime, 1 live hamster (preferably vanilla in flavor), 40 cases of Corona in the bottle with 3 really big limes, two 18 year old girls who's name end in "i" and only know how to say the word "YES".

Don't worry, I know what you're thinking, "He forgot about the inflatable zodiac"...but I already have one that I can borrow from a friend of a friend who has a camp down there.

Actually, I'll PM you when I get back, we can go down there and ride and cook out and down some beers one Saturday.

What kind of ATV do you ride? I need to know if you want to ride utility or sport so as I know which one to bring.

Also check one of the following.....    Are you an Ax Murderer?   ...yes  ....no
