I'm looking for a realestate attorney/ tittle co. to handle purches of RiverRanch Property deed/Tittle.

use a title company dont waste your money for a lawyer.If it is deeded land in camp area it will need to be surveyed prior to closing. A good title co has attorneys on staff usually.

  Contact BlueStroker..he and his Father do ALL my titles ans closings, a quick claim deed is easy when you use them.

Most title companies do not have attorney's on staff. Also, if it's a quit claim deed the title insurance on the transaction (assuming you can even get it) is worth nothing because I quit claim deed doesn't give you any more interest in the property that the person deeding it to you.

In other words, you take the property subject to any and all encumberances with a quit claim deed.Therefore, any title policy would have enormous exceptions and be a total waste of money. However, a warranty deed (a/k/a statutory deed) is the only deed which is completely insurable because it warrants the state of the property when transferred. Huge difference here.

I doubt that very little to any of the property sold in RR has tansferred via warranty deed.

And before anyone tries to play real estate guru on me; my firm handles more real estate than any firm (including title companies) in Manatee and Sarasota Counties. Also, we own our own title company as well.

Not being a smart azz here or a know it all. However, I certainly don't want to see anyone do anything with an incorrect assumption or get taken advantage of by silver tongued salesmen and slimy real estate types.  Wink

Most title companies don't have an attorney on staff for the simple reason that 90% of the title companies are owned by an attorney.

I agree 100% with Anoriginal we could not issue title insurance for RR and if we could it would be worthless b/c of all the title exceptions what we would have put in the policy

we always do Warranty Deeds for your houses & property that we have closed for you just to let you know so you don't think we were not doing something right

thanks we would never try to screw over someone we have been in buisness in here in Sebring for over 20 years and have a very good reputation here in Highlands County

It is easy to fix with a corrective deed. Not a big deal whatsoever. Vertainly someone has taken over his files ether in his own firm or another firm if he was solo. Call the Florida Bar. They are usually involved when an attorney passes with open files.
